Can’t Sell Your House?

A breakdown of why your house probably isn’t selling in this market.

Today, I’ll discuss why your house isn’t selling in this hot market. So your agent spent thousands of dollars on professional photography, aerials, ads on Google and Facebook, and you still haven’t sold. The No. 1 reason a house doesn’t sell is pricing. The first two weeks is the best time to adjust pricing. Here are a few things to keep in mind when adjusting your price:

1. Over 10 showings and no offers? You’re 4% to 6% off.

2. If you have internet traffic and one to two showings per week, you’re 6% to 12% off.

3. If you’re getting low internet traffic and zero showings, you’re over 12% off.

4. Are you under a power line? Are you backed against a busy street? Adjust the price by 4% to 6%.

Other things can also affect your value outside the traditional real estate rules of thumb. Location, amenities, and things like great views, a pool, or an upgraded kitchen add value. If you have any questions, post a comment or send me an email and I’ll make a video about it.
